Boundary Line Adjustment / Elimination

A boundary line adjustment is necessary when the boundaries of two or more legal lots are proposed to be adjusted. The adjustment shall not increase the number of lots. For example, if the proposal is comprised of 3 lots, then the final adjustment must be a total of three lots or less. A boundary line elimination is when two or more legal lots are proposed to be combined into one lot.

A record of survey of the property may be required by the community development director. The need for a survey will be determined based on an evaluation of the number of parcels, legal descriptions, appurtenances, disputed or apparent lines of ownership, and setbacks. If required, the survey must be completed by a professional land surveyor licensed in the state of Washington.  This does not apply to boundary line eliminations.

The requirements for a boundary line adjustment/elimination are located in the Spokane Valley Municipal Code (SVMC) 20.80.
